- Property Location: Having completed over 350 properties from single-family dwellings to 35+ unit residential apartments, all concentrated in Los Angeles County, the Turnstone name has become synonymous with speed, performance and reliability. This reputation for performance allows the company to purchase the properties that are sold at the biggest discount and yield the highest profit potential.
- Due-diligence: In reviewing thousands of potential transactions for suitability and profitability, Turnstone principals have developed detailed understandings of the idiosyncrasies of the market place. Intimate knowledge of area comparable sales and activity, city zoning rules and building standards, code enforcement issues, rent control regulations, insurance standards, construction codes, transaction costs, and improvement costs all enter into a detailed profile of the proposed property.
- Renovations: Turnstone has enjoyed relationships with many of our contractors, subcontractors, and vendors for the better part of ten years because we have completed hundreds of projects with these companies. We do not either over or under improve the assets; during renovation, we go in with a defined scope of work which subcontractors fully understand.
- Property Management: Property Works, Inc., a management firm owned by John Ward and Kurt Slingsby, will manage each property designated to be operated as a rental. We believe the best way for an owner to preserve his or her asset is to manage it themselves. Property Works gives us continued control and supervision of our real estate portfolio.
- Superior Marketing: The principals of Turnstone have developed a market strategy superior to any of our competitors and contemporaries in our specific market area. We do not participate in the commissions involved with the selling of our assets. Through trial and error, we have developed an open listing format that offers a full 5% commission to the hardest working “Buyer Agent” in our market.
