John S. Ward
John is Managing Director and founding Partner of Turnstone and has been in the real estate industry since 1979. During his tenure he has worked in many facets of the business, including mortgage lending, both primary and secondary, marketing, real estate development, including new construction and renovation, and multi-unit apartment acquisition and renovation. His specialties include: acquisition, due-diligence, financial evaluation, and management oversight. John has personally sponsored the purchase and renovation of over 270, one to four unit properties in Los Angeles County, totaling more than 810 units. In addition, John, together with Kurt Slingsby, has completed the renovation and repositioning of 23 apartment buildings, totaling 459 units in Southern California, and multiple complexes totaling 700 units in Houston. John, his wife, and two children reside in Manhattan Beach, California.

Kurt Slingsby
Kurt is Managing Director and a founding Partner of Turnstone and has been developing residential real estate since 1997. Prior to forming Turnstone he was the General Manager of a large Southern California environmental services company. He brings strong business management skills and substantial experience in the construction, renovation, management, and finance of residential real estate. He has managed the successful renovation of over 335 homes and apartments and new construction of 27 properties. Kurt is also the Managing Director of Property Works, Inc. the designated Property Management Company for project assets. He holds a degree from Pepperdine University and is living in Palos Verdes Estates, California with his wife and two children.

Richard E. Oswald II
Richard is Managing Member and Director of Business Development of Turnstone. He has spent 25 years in the financial services industry, including a number of years as the CDO of a hedge fund and a Relationship Manager responsible for $400 million in assets under management. He also co-founded, and was CEO of an exclusive private equity firm specializing in high-end real estate development. Richard attended the University of Southern California where he was a member of the elite Naval Reserve Officers Training Corps. He was also President of Trojan Knights, a men’s honorary organization, and a member of Order of Omega, an undergraduate Greek society recognizing fraternity men and women who have attained a high standard of leadership in inter-fraternity activities. He was active in student government and fraternity life. Presently Richard is affiliated with the USC Marshall School of Business in the CAP Mentor program. Richard and his son live in Manhattan Beach, California.

Daniel Ellebrecht
Daniel is the Marketing and Corporate Communications Manager of Turnstone.  He is currently an undergraduate at the University of Southern California (class of 2012), majoring in Business Administration at the Marshall School of Business with a minor in Managing Human Relations. In the past, Danny has worked in wealth management, promotional marketing, fundraising, and law.  He has also spent time abroad learning about global business ethics and international commerce.  Danny currently resides in Los Angeles.

Nick Calatrello
Nick is a licensed Real Estate Agent and Project Manager for Turnstone. Nick has over a decade of experience working in Real Estate throughout southern California. Beginning in Real Estate appraisal offices he became intimately familiar with valuing commercial and residential properties from low to high-income areas. While working to obtain his Bachelors Degree from LMU in Los Angeles, he was a property inspector for insurance companies such as Mercury, Balboa, and California Fair Plan. As an inspector he would visit on average over 50 properties a week, including mixed use, SFRs, commercial, high value, and income properties to assess condition and potential hazards of each property. Nick has also served as a property manager for various clients throughout the south bay for the last 7+ years. Nick received his Bachelors in Business Administration from Loyola Marymount University in 2007, graduating Magna cum Laude and a member of Beta Gamma Sigma, the National Honors Society for Universities.

Marcia Lopez
Marcia is the Office Manager for Turnstone. Having an extensive background in risk management and project coordination, her background is well suited for her position as Office Manager at Turnstone where she is responsible for day-to-day project coordination and systems management. In addition to project coordination, Marcia supervises the subcontractor and vendor management systems of Turnstone and is the Supervising Director of the property management division, Property Works Inc.

Sonia Moncayo
Sonia is the Director of Real Estate Sale and MLS Marketing for Turnstone.  Sonia has extensive knowledge and experience selling properties in the Los Angeles Area.  She is consistently receives the Gold, Silver, or Bronze Award from her board of realtors, which is handed out to only a few out of the 5,000 agents in her board of realtors.  Sonia specializes in providing strong representation for clients—both those who are buying as well as selling homes.  Sonia works closely with a professional team including direct lenders, escrow companies, and title and insurance groups.  An experienced negotiator, she works to get the best deals possible, and creates relationships with clients to understand their needs and desires.  With her extensive background, personality, and team, Sonia makes sure each and every client is satisfied with his/her purchase.  Sonia has a Bachelors Degree in Hospitality.

Joseph Aruajo
Joseph is the Real Estate Marketing Director for Turnstone. He has been in the real estate industry as an agent since 2001, working with buyers, sellers, and investors. For the better part of his career, Joseph has work with investors. Early in his career, he worked in vacant land acquisition, development, and selling in El Monte, CA then in Bloomington and Riverside, CA.  As the market changed, he later worked with investors on short sales. Joseph’s primary role with Turnstone is to market properties to outside agents in real estate offices across the Los Angeles area. He meets with agents and encourages them to show exclusively Turnstone properties and to hold open houses for Turnstone. Joseph resides in Los Angeles CA.

Daniel Lewin
Daniel is the Assistant Project Manager at Turnstone.  He is currently an undergraduate at the University of Southern California in the Marshall School of Business (Class of 2014) where he is working towards a major in Business Administration with a minor in Political Science. He is a USC Presidential Scholar, a member of the Delta Chi fraternity, and plays on the club racquetball team. Previously, Daniel has worked on the construction side of the industry as a project manager for a distressed real estate rehabilitation firm. He is also currently involved in several entrepreneurial ventures.

Ken Chen
Ken is currently an undergraduate student at the University of Southern California Marshall School of Business. He will graduate in 2012 with a degree in Business Administration and a concentration in entrepreneurship. His interests are health care, real estate and the Internet. He has started several businesses that include childhood obesity prevention through the development of a monitoring device, an Internet marketing company to promote local businesses, and currently focuses on a career-consulting project that services college students. He also volunteers in the Network for Teaching Entrepreneurship (NFTE) in Greater Los Angeles.
